These are the terms on which you use Home Sweet Home. They are short on purpose. Using the site means you accept them.
What Home Sweet Home is
Home Sweet Home is an educational service from Shiny Penny Productions L3C. It helps you organize what matters to you in a place to live, and it gives you a report you can hand to a real estate agent. It is free to you. It does not show, rank or link to houses for sale, and it does not match you with specific properties.
What it is not
Home Sweet Home is not a real estate brokerage, not a real estate agent, and not a party to any agreement between you and an agent or brokerage. It does not give legal, financial, tax or lending advice. Choosing an agent, deciding what to offer and completing a purchase are between you, your agent and the professionals you choose; the site is not involved in any of it.
Your report
Your report is built from your own answers. It is a picture of what you said matters to you, and the community matches in it are the site’s best reading of the information it holds about those communities. That information can be incomplete or out of date, and where it is missing the report says so. The report is a starting point for a conversation with your agent, not a guarantee that any community or home is right for you.
Your credentials
Your name, your password and your Report ID together open your full report. Give them only to an agent or brokerage you have chosen. Anyone who holds all three can open the report; keep them as you would keep a key.
Agents and brokerages
An agent or brokerage opens a buyer’s full report under a separate Source & Resource Agreement with Shiny Penny Productions. The buyer is not a party to that agreement and pays nothing under it. Nothing in it changes the agent’s duties to the buyer, which are set by law and by their own agreement with the buyer.
What the site asks of you
Answer for yourself and in good faith. Do not use the site to collect information about other people, to test or copy how it works, or to interfere with it. Do not enter anyone else’s credentials.
Ownership
The assessment, the way it is scored, the report formats, the community data and the site itself belong to Shiny Penny Productions L3C. Your report is yours to use, print, share and hand to anyone you choose.
Limits
The site is provided as it is. Shiny Penny Productions does its best to keep it accurate and available but cannot promise either, and is not responsible for decisions you make on the basis of a report, or for anything an agent or brokerage does. If something in the site is wrong, tell us and we will fix it.
Privacy
How we handle your information is set out in the Privacy Policy, which is part of these terms.
Law and changes
These terms are governed by the law of the State of Vermont. If they change, the date at the top changes with them.
