The buyer fills out the free 55-factor assessment on homesweethome.fyi/questionnaire.html. At the end they create a name, password, and Report ID. The Report ID is generated automatically; the name and password are theirs to choose.
The buyer prints their one-page summary and hands it to you, along with their three credentials (name, password, Report ID). The one-pager shows their stated priorities and top community matches.
Download the agreement below, complete it, and email it to shinypennypro@gmail.com. Until your agreement is on file, the buyer’s credentials can’t be used to retrieve their full report.

A plain-English partnership agreement between your brokerage and Shiny Penny Productions L3C. Twelve-month term with auto-renewal, paid via ACH after each closed transaction.
What the agreement covers: the 20% Source & Resource Fee on any transaction (purchase, sale, or lease) completed within 12 months of the buyer’s use of the platform; the obligation to notify us within 5 business days of any closed sale involving a Home Sweet Home buyer; the Sweet Partner Rewards referral program; intellectual property rights (the platform’s methodology and data remain with Shiny Penny Productions); and standard provisions for term, dispute resolution, and governing law.
What it isn’t: a referral fee, a co-brokerage arrangement, or a real estate agency relationship. Home Sweet Home is a licensed information product. Agents license access to organized community data, assessment tools, and matching methodology — not access to consumers.
