Your account is the key that unlocks consumer reports. Without an active partner account, buyer assessments remain sealed. Here's how to get started:

Consumers who complete assessments receive a limited preview. The full report — with specific properties and live MLS data — only unlocks when a licensed realtor has an active agreement.

Source & Resource Agreement — Key Terms

Our agreement is designed to be fair, transparent, and mutually beneficial. Here are the terms that apply to all partner brokerages:

1. Source & Resource Material
For each consumer, you receive: (a) Consumer Assessment Data — detailed results of the 55+ factor lifestyle questionnaire; (b) Community Match Scores — ranked results showing which communities fit; (c) Property Specifications — bedrooms, bathrooms, price range, lot features, and preferences; (d) Platform Access — ongoing access for receiving and managing consumer connections.

Lead Delivery Format: Each lead is delivered to your CRM as a succinct bullet-point summary — lifestyle priorities, property requirements, community match scores, and special circumstances — so your agent gets the picture at a glance without reading the full assessment.

All material remains the intellectual property of Shiny Penny Productions L3C. You receive a right to use it for serving connected consumers.
2. Pre-Existing Contacts
You are not obligated to pay for leads already in your CRM. Upon receipt of each lead, you have 10 calendar days to check your CRM database. If the lead matches a pre-existing contact, provide reasonable proof (CRM screenshot or export showing the entry date) within that window. If you don't contest within 10 days, the lead is treated as a Home Sweet Home lead and compensation applies. Both parties operate in good faith.
3. Platform Integration
Leads are routed directly to your CRM via the integration endpoint you provide. Each lead arrives with a bullet-point overview covering lifestyle priorities, property requirements, community matches, and special circumstances. Future enhancements (such as auto-populating your property search) can be added by mutual agreement as an addendum.
4. Compensation
20% of total gross commission on any closed transaction involving a Home Sweet Home consumer. The obligation attaches to the consumer, not the agent. Applies to purchases, sales, or leases within 12 months of the consumer's initial platform use. No upfront fees. No monthly subscription. You pay only on closed deals.
5. Payment Process
When a deal closes, you notify Shiny Penny Productions within 5 business days (property address, closing date, sale price, commission). We send you an invoice. You pay via ACH on a monthly billing cycle. Payment due within 30 days of invoice receipt. Simple, clean, no surprises.
Consumer protection — Consumers can switch agents freely. Data kept confidential.
12-month term — Auto-renews. Either party can exit with 30 days' notice.
Dispute resolution — Good-faith negotiation, then mediation. Vermont law governs.
Prevailing party — Legal costs recovered by prevailing party. Liability capped.
